When you move home or buy your first house it is an exciting time but it can also seem confusing.

At Ringrose Law we will work hard to ensure that you understand exactly what is happening so we are happy to explain the whole process to you.

Our job is to make sure that the person selling the house really does own it and that you are not going to get any shocks after you move in.

To achieve this, we need to make all kinds of enquiries of the seller’s solicitors and certain public registers. You also need to be making enquiries for example obtaining a survey and possibly other specific reports if needed such as damp or timber infestation reports so that you can be sure of any works that need to be done and your potential financial liability in the future.

The other main aspect of our work is to ensure your finances are in place on completion. This means obtaining the mortgage money or your funds and transferring this money to the seller. Banks and Building Societies trust solicitors to do this and to make sure that they are protected.

Selling a house is more straightforward because we do not have to carry out as many checks but we still need to make sure your money for the sale is received.

No sale no fee? Really?

Yes really! In residential conveyancing if your move falls through because of reasons out of your control we will not charge for our services. You will only have to pay out of pocket expenses.

The agencies that provide information make charges that we have to pass on to you however we will not charge any of our fee if the purchase or sale does not proceed.

How long will it take?

A standard response would be "How long is a piece of string?" however as an approximate guide to the timescales for a purchase:

This depends on the availability of the sellers deeds.

Searches
This depends on the area in which you are buying.

Reporting to you and obtaining signatures
This depends on the postal system!

So any period between 5 and 12 weeks would not be unusual for the complete process.

However delays can be caused by :-

  • Waiting for mortgage offers
  • Waiting for search results and replies to enquiries
