If you are a cash buyer and do not need a mortgage to purchase the property, then you are not required to do every single one of the searches that are usual in the conveyancing process.

This is obviously risky as a search may reveal some information which could seriously impact the property.

In addition to this, sellers do not have to give you any information about the property being sold. Plus, the information that you do get from the seller may not even be accurate information. A seller may not always know about things which might affect your decision to purchase their property.

If a seller tells you something which is in fact incorrect, and you don’t discover this is incorrect until after completion then there is little you can do. This is why it is always important to do searches as they come from official search providers so they are backed by guarantees.

If you don’t want a local search done, we will need to take out ‘search indemnity insurance’. This gives you some protection if it later comes to light that there is an issue that will adversely affect the property.

If you do need a mortgage, your mortgage lender will usually insist that we submit a local authority search at the minimum however each lender will have their own requirements.
